If the rates seems incredible, are there extra fees? Is something built in? If you are looking for the cheapest deal out there, understand that you are placing a hugely important financial process in the hands of the lowest bidder. Best case, expect little experience and personal service. Worse case, expect you may not close at all. Too often, you don't know until it's too late that the cheapest isn't BEST.  But if you want the cheapest quote head out to the internet, and we wish you good luck...Remember if you've heard horror stories from family members, friends or coworkers about missed closing dates, or big surprise changes at the last minute on interest rates or cost..At Eagle Nationwide Mortgage we are not the cheapest but of course our rates and cost are very competitive. 3. UNDERSTAND THAT INTEREST RATES AND SETTLEMENT COST GO HAND IN HAND, MAKE CORRECT COMPARISONS. This means you can have any interest rate you want but you may pay more in cost if the rate is lower than the norm. On the other hand, you can pay discount fees, reduced fees or even no fees at all - but this comes at the expense of a higher interest rate. Either of these balances may work for you, or somewhere in between. This depends on your financial goals. A professional lender will be able to offer the best advice.                                                                                                                   

4. UNDERSTAND INTEREST RATES CAN CHANGE DAILY, EVEN HOURLY. This means that if you are comparing lenders rates and fees - this is a moving target on an hourly or daily basis. Example, if you have two lenders that you can't decide between and want a quote from each - you must get this quote at the exact same time on the same day with the exact same terms and conditions or it may not be an accurate comparison.
